We recently worked with Tim on the purchase of a second home and we were very happy with the entire experience. Tim brings a very consultative approach to real estate brokering that we both appreciated and benefitted from. He is very good at anticipating potential issues, and when we decided that we were ready to make an offer on a property he made the time and effort to learn as much as possible about the property, background, time on market, etc. to help us craft our offer. Tim also provided expert guidance during back-and-forth negotiations on items that were relatively minor in the grand scheme of the total offer but were very important to the seller, and that extra effort helped us reach a final accepted offer. In fact, after we had a contract in place the escrow and closing process was so amicable that we even met with the seller a few days before closing so he could show us around the property (which he had built and spent 30 years meticulously caring for) to point out some features and benefits that we missed on prior visits. Buying my home in South Land Park with Tim Comstock was an eye-opening experience. Before I started officially looking for a new home, I considered going with one of those online realtor apps that guarantees lower fees for a bare bones realtor experience. After the entire process of searching, making an offer and closing, am I ever glad I went with a tried-and-true broker like Tim.
Tim was extremely hard-working and professional through the entire process. I honestly felt like I was his only client because he gave such personalized service. Little did I know, he had several other clients in various stages of purchasing a home. Tim made sure to show me every single home that I was interested in and there were a lot! He was always honest yet positive about the realities of each potential home. When I finally settled on the home of my dreams, Tim made sure that we offered an appropriate amount; just enough to beat the other offers.
I thought the hard part was over when we went into contract but there was so much more to do when the inspection report came out. Tim helped to set up all inspections and continued to fight for me and negotiate costs for dry rot removal, sewer cleanout and roofing fixes. He made sure the companies that were doing the pre-closing work were not taking advantage of me. This is the part of Tim's personalized service that I remember the most. It still means a lot to me.

Tim called a day or two later, I gave him the criteria that I was looking for in a house (sure he would never come through as I intentionally set my standards high). Tim was born and raised Sacramento and really knows the area
Tim Comstock was extremely helpful in helping us with the offer last November. Tim promptly visited the house and reassured us that the house was in a very nice neighborhood of Sacramento.
The asking price had already been reduced. Although the current asking price was low relative to real estate costs in other areas of the Bay Area, Tim recommended that due to the size of the house we should pay less than asking. He gave us an offer price that he thought was more appropriate for the house and current conditions. Our offer was accepted. This savings helped us pay for work that was or would be needed in the near future.
Tim was extremely helpful in giving us referrals to quality craftsmen and handymen. Within a few weeks we had the hardwood floors refinished and new roofs installed on the house and detached garage.

VERY PROFESSIONAL AND EASY TO TALK TO
Tim worked with us on selling 2 properties. Tim is very professional and easy to talk to. He asked thoughtful questions about our goals and paid attention to the details. When it came time for him to offer his professional opinion on what we could do to best position ourselves in the market, he struck a nice balance of suggesting items that would maximize our ROI, while respecting what we were willing to invest in terms of time and money. I never felt any pressure to do anything. In the end we opted to invest in some small projects such as painting and repairs. Buying my home in South Land Park with Tim Comstock was an eye-opening experience. Before I started officially looking for a new home, I considered going with one of those online realtor apps that guarantees lower fees for a bare bones realtor experience. After the entire process of searching, making an offer and closing, am I ever glad I went with a tried-and-true broker like Tim. Tim was extremely hard-working and professional through the entire process. I honestly felt like I was his only client because he gave such personalized service. Little did I know, he had several other clients in various stages of purchasing a home. Tim made sure to show me every single home that I was interested in and there were a lot! He was always honest yet positive about the realities of each potential home. When I finally settled on the home of my dreams, Tim made sure that we offered an appropriate amount; just enough to beat the other offers. I thought the hard part was over when we went into contract but there was so much more to do when the inspection report came out. Tim continued to fight for me and negotiate costs for dry rot removal, sewer cleanout and roofing fixes. quiet and professional but warm and friendly
Tim came to us highly-recommended by a work colleague and helped make our first-time home purchase in the Campus Commons area. Tim's manner can be described as quiet and professional but warm and friendly (and this is instantly obvious). No question was too silly or too complicated for him. If he didn't have an answer right away he would quickly find someone who did. He was always reachable by phone, text or email and readily accompanied us to look at houses after-hours on weekdays, as well as on weekends. He allowed us to work entirely at our pace (this might be a positive or negative factor depending upon the homebuyer; for us it was definitely the former), never once coming across as pushy or impatient. Tim assisted us for nearly ten months while we were 'in the market'. We finalized a home towards the end of the year and were successfully able to close escrow before the New Year break, in no small part due to Tim's rapid and efficient handling of the paperwork and interactions with the various persons and institutions (bank, title company, inspectors) involved. As a result we celebrated the start of 2017 in our new home and wholeheartedly recommend Timothy Comstock's services as a real estate agent !

TIM WAS AN EXCELLENT REALTOR FOR US
We highly recommend Tim Comstock. Tim was an excellent Realtor for us as sellers of our rental property in Sacramento. When meeting Tim for the first time, he showed up fully prepared with a market analysis including comps for our type of property and a detailed marketing plan. He looked around the property and immediately provided us with recommendations as to what fix-up work we should and should not have done to prepare the home for listing, and he had qualified people (painter, handyman, stager, etc.) available to work on short notice. We used his recommended people, and were very happy with the quality of their work, timeliness, and cost. Tim arranged for necessary meetings with people from the HOA and made sure we quickly met all requirements to be in compliance with HOA procedures around a sale. Tim was excellent at communicating with us throughout the process, and guiding us as to what to expect when. The net result was that we sold the property at a price we were more than happy with, and the whole process from our initial conversation with Tim to close of escrow was lightning fast, in just under 8 weeks.

The asking price had previously been reduced. Although the current asking price was low relative to real estate costs in other areas of the Bay Area, Tim recommended that due to the size of the house we should pay less than asking. He gave us an offer price that he thought was more appropriate for the house and current conditions. Our offer was accepted.
