When we first list your home for sale, trust my skill and experience to recommend repairs and cosmetic work that will help enhance your home’s appearance and marketability. Next, I will advertise your property. Most buyers go to the Internet first when searching for a home so that will be a big focus. I will also provide exposure to other industry professionals and the public. It has been shown that many home sales come about as a result of previous relations with a client and client referrals. It is important that there is not an overexposure, too. This may cause buyers to see the property as distressed or to assume that the seller is desperate.
Security
When selling your house, I will ensure that home showings are supervised either by myself or another professional real estate agent. Buyers must schedule a showing with either myself or their agent, thus being pre-screened. This gives you, the Seller, time to prepare your house with the peace of mind of knowing that buyers will be chaperoned through your home.
Negotiations
Home sales can be emotional and emotions can cost you money. As your real estate agent, I will assist you in negotiating the best terms possible. Then, along with the selling agent, I’ll lead you through the process of writing a legally binding contract to have both parties sign. I will guide you through the processes of title company interaction, appraisals, disclosures, financing and home inspections – all necessary to complete the sale of a home.
Monitoring, Renegotiating, Closing/Settling
There are many steps involved between a sales agreement and the closing or settlement of a sale. I have many industry contacts who can be used every step of the way. I will help you navigate through the steps and complete the required paperwork. I’m here to assure you that as issues arise, my experience will help get problems resolved and the intimidating amounts of paperwork will get completed accurately.
